Bali Comfy Villas acts as an agent for the property owner of all accommodation in Bali featured on our website. Your booking is with Bali Comfy Villas. This contract incorporates all the conditions below.


The payment of the full amount confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises. In order to make a reservation a 50% deposit is required and the remaining amount should be paid 40 days before arrival.

Rates & Price Inclusions

Rates are automatically adjusted to the number of people you have requested to stay in the villa.

Included / Not included

Rates include normal use of water, cost of gas and electricity, housekeeping services of the villa (including clean sheets and towels), and swimming pool maintenance.

Please go to the ‘Price Includes’ section of each villa to see what is included in the price.

Anything included in the ‘Extra Services’ section of each listing is not included in the price.


Each villa has a different cancellation policy included in the ‘House Rules’ section of each listing.

Regardless of the cancellation policy of the villa, in the case of a health issue / natural or physical disaster / flight cancellation, we will discuss options with you and find the best solution, either by issuing a ticket for an alternative date or by giving you a full 100% refund.

Checking in & out

General check-in time is after 14.00, and general checkout time is prior to 12 noon, unless otherwise agreed. Account will be taken where possible of flight arrival/departure times etc.

Fully catered villas

All of our villas have full time staff and offer breakfast.

Standard of accommodation

We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing. However, we cannot be held responsible for any changes made by the owner since our last visit and of which we are not aware.

Occupancy / number of guests

On arrival guests will be asked for their passports or identity cards, so that the owner can register guests in accordance with regulations.

The capacity of each property has been decided by the owner according to the size of the villa and facilities at the property. We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. We reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property after a booking has been made. No additional guests may be added after booking unless we have been advised in advance and have agreed it with the owner. If extra guests arrive at the property on or after the arrival date unexpectedly, the owner is within his rights to turn the guests away or make an additional charge. Tents, camper vans or any other form of camping are strictly forbidden at any of the properties.

Alterations and Cancellations by Bali Comfy Villas

Though it is unlikely that Bali Comfy Villas will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa, Bali Comfy Villas shall reserve the right to cancel the reservation. For example, but not limited to, if the property is damaged or rendered unusable Bali Comfy Villas will endeavor to locate an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or you do not wish to be transferred, Bali Comfy Villas will cancel the booking and refund in full, less any bank transfer charges, the amount paid to Bali Comfy Villas. Bali Comfy Villas shall not be liable for any further obligations or claims by the client.


Bali Comfy Villas recommends a comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Bali Comfy Villas is held harmless by you and your party against all claims including any accidents related to the use of the Villa facilities or locally procured third party services such as, but not limited to, watercraft, water sports, jeep or motorbike rental.

Bali Comfy Villas shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Bali Comfy Villas control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc.

By acceptance of this contract it is assumed by Bali Comfy Villas that this requirement has and will be complied with in full.


Under no circumstances shall Bali Comfy Villas be held responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s), or change(s) in the provision of services or land accommodation by Bali Comfy Villas or by reason military action, revolution or “acts of God”, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, Bali Comfy Villas at all times will act in good faith and use its best efforts to substitute with accommodations and/or services or a type comparable to those originally contracted. Bali Comfy Villas at their sole and unfettered discretion reserve the right to refuse or discontinue service to any person(s) and/or to second any contract for accommodations or guests services.


If the client, during his/her stay in the private villa, encounters any challenge, problem or considers that he/she has cause for complaint concerning a property, the matter should first be taken up with the villa manager. If a satisfactory solution cannot be found, the client should then report to Bali Comfy Villas. After a settlement and solution is accepted, there are no options to re-open the case again in a later stage. No liability shall arise beyond the refund of the monies paid. The agency will not honour complaints from a client upon departure or after return home when it is no longer possible to investigate the complaint effectively.

Conduct & Behaviour

The person booking the contract with Bali Comfy Villas is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, Bali Comfy Villas’ local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

Respect for Owner’s Property

The owner should be advised of any breakages immediately. Please do not take away any items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Any illicit damage will be charged for. If guests’ behaviour is found to be unacceptable, owners have the right to terminate the rental immediately, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others.

Due Care and Supervision

As part of this agreement Guests are required to take due care when residing at the villa and especially children playing in the gardens; near the entrance from the main road; near or in the pool, on the beach, including the sea. Furthermore Guests are reminded not to enter the Villa wet, as the floors can be slippery. Injury, damage or injury arising shall not be the responsibility of Bali Comfy Villas in any way whatsoever.


Any valuables left at the property are left at one’s own risk unless they are put in the Villa’s deposit boxes provided. Neither Bali Comfy Villas nor the owners nor the staff is responsible for their loss or damage. If the Guests have put their valuables in the deposit boxes provided by the Villa, then it is the Villa’s responsibility to make sure the valuables are not taken away or stolen.


All passports, visas and health certificate requirements are the clients’ responsibility. The owners and their agents accept no responsibility for any delay or expense incurred through any irregularity in such documents.
